In this brief guide, we will discuss what a mortgage redemption statement is and how to go get a mortgage redemption statement.

Mortgage redemption statement

If you want to pay off your mortgage (redeem your mortgage)then you will need to request a mortgage redemption statement from your mortgage lender. You will need to tell the mortgage lender when you want to repay the mortgage. 

The mortgage lender will provide you with a mortgage redemption statement which states how much you will have to pay to redeem your mortgage. It will also state any fees which you will need to pay to close your mortgage account.

The mortgage redemption statement will usually be issued immediately and sent to you via email and post. It will also usually only be valid for about 4 weeks. You will need to redeem your mortgage within  4weeks if not you will have to request a new mortgage redemption statement.

What is a mortgage redemption statement?

A mortgage redemption statement is a statement which your mortgage lender gives you so you can redeem your mortgage. When you redeem your mortgage you will essentially be bringing your mortgage account to a close

You will need a mortgage redemption statement when you want to remortgage or if you simply want to clear your mortgage balance in full.

Your conveyancer will be the one who will request your mortgage redemption statement from your mortgage lender but you can also do this yourself.

The format of a mortgage redemption statement is now uniform across all mortgage lenders and will contain the same information although its arrangement and visual presentation may be different from one mortgage lender to another.

When redeeming a mortgage due to a remortgage or due to clearing a mortgage balance with no other connecting acts then the solicitor will be required to provide an undertaking to the mortgage lender.

When buying a home the buyer’s solicitor will usually want to see the mortgage on the property discharged before they release the complete purchase funds but this is usually impossible as most mortgage lenders will only discharge the mortgage and provide a Land registry DS1 form when the mortgage balance has been cleared in full.

This means the seller’s solicitor will usually have to provide an undertaking for the buyer’s solicitor.

It goes like this: “In consideration of your today completing the purchase of ……… WE HEREBY UNDERTAKE

forthwith to pay over to ………… [the lender] the money required to redeem the mortgage/legal

charge dated ………. and to forward the receipted mortgage/legal charge/form DS1 to you as

soon as it is received by us from …………[the lender].” 

If you are looking to get a new mortgage then consider speaking to a mortgage broker rather than going directly to a mortgage lender as mortgage brokers may have access to tens of thousands of products in comparison to the few products each mortgage lender may offer.

Mortgage redemption statements are typically plagued with the below issues:

A mortgage lender may misinform a borrower and cause them to cancel their direct debits early and hence miss a mortgage payment

 Mortgage lender could miscalculate the total redemption amount.

Tips on final payments when getting a mortgage redemption statement

Most mortgage lenders have different requirements regarding final mortgage payments before the date on which you redeem your mortgage.

If your mortgage is to be redeemed in the middle of the month then most mortgage lenders will still require that you make the monthly mortgage repayment for that month.

You should find out if this is the case with your mortgage lender as it will avoid you cancelling your direct debit and having a missed payment recorded on your credit file out of ignorance.

It will also let you know when you should redeem your mortgage to avoid wasting money paying for the final month.

Some mortgage lenders will exclude future payments when calculating redemption figures but there is no way for you to know what approach your mortgage lender will take for sure without asking as most mortgage lenders hide this information in the fine print of their mortgage agreement with you.

The mortgage redemption statement might give you an indication on which approach your mortgage lender may be using but getting a confirmation in writing will be your best way to avoid making any mistakes at such a crucial stage.

How to get a mortgage redemption statement?

To get a mortgage redemption statement you should simply contact your mortgage lender and ask them for one.

You can do this by phone or by post.
